HOW WE WORK WITH YOU

1. Contact us today for your FREE 'Building Better' consultation

Get in touch with us and tell us about your dream home. We will ask you a few questions about your project so we get a good feel of what you are trying to achieve. Then we can book a time for Simon to visit you for a free ‘Building Better’ Consultation. We will send you a questionnaire to complete and send back to us before the consultation. This ensures Simon is fully prepared when he comes to visit. During the consultation Simon will discuss with you:

  • Basic Design details - What do you want to build, where, with what, how big, who will design it…

  • Time Frames - When, how long, how to avoid hold ups.

  • Budget- Roughly how much will it cost, what type of contract will work best for you.

  • Consent process - The steps to getting building consent The build process- How we work, who does what and when.


2. High Quality Concept Plans

Once you are ready to proceed we will put you in touch with an architect experienced in your type of build. The architect will work closely with you to draw high quality concept plans. We will stay in touch during this process to answer any ‘Builder related’ questions you may have about the designs. If you already have plans or would prefer to work with your own designer we are happy to work with them.

3. Preliminary Costings

When you are happy with the concept plans our Quantity Surveyor will use them to create detailed preliminary costings. This initial budget is used to confirm wether or not we will be able to build your home for the previously set budget. The Architect will only proceed with working drawings once you are happy with the costs.

4. Working Drawings, Building Consent and Final Costings

The designer will then produce working drawings and provide all the information required for building consent. While the plans are being prepared, Simon will work with you to decide on all the fixtures and fittings you would like. The more detailed you are, the more accurate the costings can be. When you are happy with the final drawings and have signed off on them, we will prepare the final costings for your approval. Once the final budget is set, it is continually tracked via our online project management system throughout the life of the project. Any variations will be confirmed in writing, along with a cost for the changes, before your build team carries them out.

5. Contract Signed and Timelines Set

The team at Third Little Pig will present you with a full Building Contract for you to check over with your solicitor prior to signing. We will also provide you with a Disclosure Statement outlining which sub-contractors will be working on your build, warranty information for the building products being used and details of our insurance. At this stage we will also set the timeline for your project. Your move in date is now confirmed!

6. Building begins - Time to get amongst it!

With all the planning out of the way, and consents issued, our experienced tradespeople will start hand crafting your new dream home. You’ll be kept informed of how the building work is progressing and will be able to make regular visits to the site. Although most of the decisions around fixtures, fittings, colours etc. would have already be made, you’ll still be able to change your mind if you wish. We are flexible and here to help!

7. Project Management

Throughout the project you don’t have to worry about a thing. We will take care of all the sub-contractors, building inspections and quality control. We will keep you fully informed via our customised online project management system. If we need you to make decisions about anything, we will make sure you have plenty of warning, and time to consider your options before making a decision.

8. Building Work finishes

Once the build is finished, your home will be thoroughly checked with our 117 point check system. No stone will be left unturned to ensure your home is completed to the standard that you, and we, expect. Before you move in your home will be cleaned top to bottom by our professional cleaning team.

9. Sign off and MOVE IN!

We aren’t happy until you are happy. Before you move in we will walk you through your new home. If there are any parts you aren’t happy with we will fix it, pronto! We won’t ask you to sign off on your home until you are 100% satisfied. Congratulations - it’s time to move in.

It doesn't end there……

We stand behind the quality of our workmanship and that of our sub-contractors for a full two years after your build is completed. In the unlikely event that there are issues with workmanship or materials, we will correct it to industry standard within a reasonable timeframe and at our cost.
